Understanding the Escrow Process in Idaho: A Step-by-Step Guide for Home Buyers and Sellers

If you're buying or selling a home in Idaho, you've probably heard the word escrow more times than you can count. But what exactly is escrow, and why is it such an important part of every real estate transaction?

As a Realtor serving buyers and sellers throughout Eagle, Meridian, Star, Boise, Nampa, and the greater Treasure Valley, one of my goals is to make every step of the process simple and easy to understand. Let's walk through what escrow is, why it matters, and what you can expect from contract to closing.


What Is Escrow?

Think of escrow as the neutral headquarters for your real estate transaction.

Once a purchase agreement is signed, an escrow company acts as an independent third party responsible for ensuring every requirement of the Purchase and Sale Agreement is completed before money changes hands and ownership transfers. Their job is to protect both the buyer and the seller while coordinating all of the moving pieces of the transaction.


The 16 Steps of Escrow

Although every transaction is unique, most Idaho real estate transactions follow the same general timeline.

Step 1: The Offer Is Accepted

Everything begins when a buyer selects a home, submits an offer, and the seller accepts it. In most cases, the buyer has already been pre-qualified by a lender before making an offer.


Step 2: Escrow Is Opened

The signed purchase agreement and the buyer's earnest money are delivered to the escrow company.

This officially opens the transaction and starts the closing process.


Step 3: Escrow Reviews the Contract

Your escrow officer carefully reviews the purchase agreement to understand:

  • Closing deadlines
  • Financing terms
  • Inspection timelines
  • Seller obligations
  • Buyer obligations
  • Special contract conditions

Every detail matters because escrow ensures the contract is followed exactly as written.


Step 4: Buyers Complete Opening Documents

The buyer and seller complete the initial escrow package and provide the information needed to move the transaction forward.


Step 5: Escrow Coordinates with the Lender

If financing is involved, escrow begins working directly with the buyer's lender to prepare for closing.

Communication between the lender and escrow continues throughout the transaction.


Step 6: The Preliminary Title Report Is Ordered

One of escrow's most important responsibilities is ordering the Preliminary Title Report.

This report confirms:

  • Current ownership
  • Existing mortgages
  • Easements
  • Property taxes
  • Recorded liens
  • Judgments
  • Legal description

The report identifies anything that could affect ownership before closing.


Step 7: Everyone Reviews the Title Report

The Preliminary Title Report is shared with the buyer, seller, lenders, and Realtors for review.

If something unexpected appears, it can usually be resolved before closing.


Step 8: Escrow Clears Outstanding Items

Escrow works behind the scenes to verify:

  • Existing loans to be paid off
  • Property taxes
  • Utility balances (if requested)
  • Liens
  • Judgments

This is one of the biggest reasons buyers receive clear title at closing.


Step 9: Preparing Closing Documents

Once loan documents arrive from the lender, escrow prepares the final closing package and confirms the closing date with everyone involved.


Step 10: Signing Appointments

The buyer and seller sign their final documents.

Depending on the transaction, these appointments may occur separately and often take about 30–60 minutes.


Step 11: Loan Documents Return to the Lender

After signing, the documents are returned to the lender for one final review before funding.

At this stage, patience is key—everyone is waiting for the lender's final approval.


Step 12: Buyer Brings Closing Funds

The buyer deposits the remaining funds needed to close.

Important: Always verify wiring instructions directly with your escrow officer before sending any funds to protect yourself from wire fraud.


Step 13: The Loan Funds

Once all lender conditions have been satisfied, the lender sends the loan proceeds directly to escrow.


Step 14: Recording Day

This is the moment everyone has been waiting for.

The deed and loan documents are officially recorded with the county, making the transaction legally complete.


Step 15: Funds Are Distributed

After recording, escrow distributes funds to all appropriate parties, including:

  • Seller proceeds
  • Mortgage payoffs
  • Real estate commissions
  • Contractors or invoices (if applicable)
  • Other authorized payments

Everything is carefully accounted for before the file is officially closed.


Step 16: You Get the Keys

Congratulations!

Once recording is confirmed, your Realtor coordinates the delivery of the keys, and you're officially the new owner.
