What to Expect From Contract to Closing: Making the Home Buying & Selling Process Easy

Buying or selling a home is exciting...but once an offer is accepted, many people wonder, "What happens next?"

The truth is, there's a lot happening behind the scenes between the day a contract is signed and the day you receive your keys or hand them over. My job is to make sure you don't have to navigate that process alone.

As a Realtor serving buyers and sellers throughout the Treasure Valley- including Eagle, Star, Meridian, Boise, Nampa, Caldwell, Middleton, Emmett, and the surrounding communities - I work to make every transaction as organized, transparent, and stress-free as possible.

Step 1: You're Under Contract

Congratulations! Your offer has been accepted, or you've accepted an offer on your home.

While it feels like the finish line, it's really the beginning of the next phase.

From this point forward, I'll create a timeline of important deadlines and help coordinate every step so nothing is missed.

Step 2: Inspections & Due Diligence

For buyers, this is your opportunity to learn everything you can about the home.

Depending on the property, inspections may include:

  • General home inspection
  • Sewer scope
  • Radon testing
  • Well and septic inspections
  • Roof inspections
  • Pest inspections

I'll help you understand the inspection reports, determine what items are important, and negotiate repairs or credits when appropriate.

For sellers, I coordinate communication, review requests, and help develop a strategy that protects your interests while keeping the transaction moving forward.

Step 3: Financing & Appraisal

If financing is involved, your lender continues working behind the scenes by verifying documentation, ordering the appraisal, and preparing your loan for final approval.

I stay in close communication with lenders, title companies, and the other agent so you're never left wondering where things stand.

Step 4: Title Work

The title company researches the property's ownership history to ensure there are no unexpected liens, judgments, or ownership issues before closing.

If questions arise, I work alongside the title company to help resolve them quickly and keep your transaction on track.

Step 5: Final Walk-Through

Just before closing, buyers complete a final walk-through of the property.

This isn't another inspection, it's an opportunity to confirm that the home is in substantially the same condition, agreed-upon repairs have been completed, and included items remain with the property.

I'll coordinate the walk-through and answer any last-minute questions before closing.

Step 6: Closing Day

This is the day everyone has been waiting for.

You'll sign the final documents, funds will be transferred, ownership will officially change hands, and once everything has been recorded with the county, the keys can be delivered.

Whether you're buying or selling, I remain involved until every detail has been completed.
